Renaissance Austin Hotel

Facade Condition Assessment

Built in 1986, the Renaissance Austin is a 463-room, 10-story hotel in the upscale Austin Arboretum neighborhood. Notwithstanding its proximity to downtown Austin, the hotel sits amid 95 acres of nature trails and offers views of undisturbed Texas Hills Country. In consultation to Pond, Robinson & Associates, LP, Hoffmann Architects + Engineers conducted a facade evaluation at the hotel as part of a due diligence assessment.

Our design professionals reviewed drawings of the original construction and visited the site to observe conditions at the exterior walls, windows, and roof intersections. Hoffmann’s team of exterior experts evaluated facade conditions at the precast concrete and granite panel-clad main building, as well as at the porte-cochere and restaurant facility.

In a detailed investigation report, our architects and engineers provided recommendations and probable construction costs for window replacements, sealant rehabilitation, concrete and granite panel cleaning and restoration, and miscellaneous repairs. To maximize efficiency and trim unnecessary costs, we proposed scheduling options that would optimize project coordination for the projected rehabilitation work.
