BMW of North America Headquarters
Established in 1975, BMW of North America, LLC (BMW NA) is the U.S. importer of BMW luxury vehicles, motorcycles, and light trucks. Thirty miles outside New York City, the Woodcliff Lake headquarters is a 220,000-square-foot facility in a small-town setting. To accommodate employees and guests at the campus, a six-level parking structure accommodates approximately 230 cars. When BMW NA looked to evaluate the condition of this parking garage and develop a comprehensive rehabilitation program, they turned to Hoffmann Architects + Engineers.
Built in 1987, the parking facility is constructed of precast/prestressed double tee beams, with precast columns and spandrels. Four elevated levels and two levels on grade provide parking for the Woodcliff Lake campus. BMW NA requested that Hoffmann identify and mitigate structural defects, evaluate potential benefits of protective concrete coating application, improve bird protection systems, and develop a preventive maintenance program.
Specific defects addressed in Hoffmann’s rehabilitation design included failed structural connections, exposed and corroded reinforcement, cracks, spalls, failed sealant joints, and freeze/thaw concrete deterioration. Our architects and engineers developed a phased schedule that minimized disruption by permitting continuous usage.
