The fourth largest office building in New York, 111 Eighth Avenue spans an entire city block. The 2.9 million square foot property, built in 1932, houses data centers for a number of internet providers, as well as offices for Nike, WebMD, and Lifetime Television, among others. Its largest tenant, at 500,000 square feet, is internet giant Google, which recently acquired the building.
Google serves free lunches to employees at Hemispheres, a spacious cafeteria on the building’s eighth floor. Sometime after the café opened, however, water infiltration was observed at the story below, which was likely attributable to deterioration of the floor assembly in the kitchen and serving areas. To address the problem, Google property manager CB Richard Ellis retained Hoffmann Architects + Engineers.
Our project team began with an investigation into existing conditions, documented in an illustrated report. Hoffmann then oversaw a scope of temporary repairs intended to mitigate the water infiltration until the café could be taken out of service for an extended period of time.
For the full rehabilitation, our design professionals prepared contract documents and administered construction of the kitchen floor, including concrete restoration, joint sealant replacement, fluid-applied reinforced waterproofing application, and installation of terrazzo and quarry tile flooring and finishes.
